A TripleMint Story: Prospect Heights Co-Op

After a year of searching on her own without a broker, JW was serendipitously introduced to TripleMint at a highly sought after listing. 2 phone calls and 3 coffees later, JW teamed up with TripleMint to find her dream home.

After countless open houses, packed Sundays, and getting to know what was important to JW, TripleMint found a gem in a neighborhood she hadn’t originally considered.

Situated on one of the 50 best blocks in NYC and on a brownstone and tree-lined Brooklyn strip, JW found her home in the form of a 3rd floor 2 bedroom co-op. Close to the burgeoning, hip Vanderbilt Avenue, you are never at a loss for a freshly baked pastry or a cool bar. With the B/Q trains at your doorstep, Prospect Park a couple blocks away, and some of the best restaurants in Brooklyn down the street, the location is perfect.

After a single open house, the park place co-op quickly sold for $50k above the asking price after being on the market for only 35 days.

Previous Layout

While the previous layout of the apartment retains a modern yet casual atmosphere, JW was not convinced that the co-op offered everything she wanted.

Even though the open spaces provided enough room for entertaining guests or for quiet nights relaxing at home, the bedroom sizes were underwhelming and barely fit full-sized beds. The kitchen, while beautiful, was a bit uninviting with minimal storage space. The island countertop doubled as a cooking area which guaranteed cramped spaces when dining.

In the end, with a bit of work, JW could have her dream home.

JW made some incredible changes to take advantage of the high ceilings, beautiful windows, and warm southern light.

The kitchen was completely redone by separating the dining area from the, now, u-shaped kitchen. Even though cooking and dining are still kept in the same room, the new layout optimizes the usable space in the room. 

The floors have also been updated during the project. The contractor, M.I. Renovations LLC, stripped and relocated the original hardwood flooring from the kitchen to one of the other rooms. This creates an original hardwood look to match the flooring in the adjacent room. Along with the hardwood flooring, the original molding has been seamlessly replicated with detailed woodwork to mimic pre-war plaster.
