Many are retirees looking to enjoy a beautiful, resort-style community with golf courses, world-class amenities, and easy access to the beach. At the same time, we’re seeing an influx of remote workers and young families drawn to the area for the quality of life, excellent schools, and abundant outdoor activities.

Additionally, Sandestin is attracting second-home buyers and investors who recognize the strong short-term rental market, particularly with its year-round appeal. The vibrant local culture, fantastic dining, shopping, and entertainment options make it an attractive destination for those wanting both relaxation and community engagement. Overall, the appeal of Sandestin lies in its unique ability to offer a resort-like experience while still feeling like home.

 

What do you think is the most attractive feature of Sandestin to today’s buyers?

Today’s buyers are drawn to Sandestin’s unique blend of resort-style amenities and coastal living. With world-class golf courses, a vibrant marina, and easy beach access.

 

What are the most popular neighborhoods in Sandestin and its surrounding areas right now? What makes them so appealing? 

 

Some of the most popular neighborhoods in Sandestin right now include Burnt Pine, known for its luxury homes and golf course views, and Baytowne Wharf, which offers a lively village atmosphere with shops, dining, and entertainment.

 

What amenities are folks looking for in Sandestin homes right now?

Buyers in Sandestin are often looking for homes with spacious outdoor living areas, private pools, and water or golf course views. Access to resort-style amenities like golf courses, marinas, tennis courts, and fitness centers is a big draw, along with golf cart-friendly communities for easy access to dining, shopping, and entertainment.

 

What types of properties are in highest demand right now? 

 

Right now, single-family homes in the $800,000 to $2,000,000 range are in high demand, especially those with water views and/or golf course frontage.

 

Do you have any specific stats or numbers that illustrate the area’s real estate growth? 

 

In February 2025, the median sale price for homes in Sandestin was $740,000, reflecting a 2.8% increase compared to the previous year— which is indicating higher demand. 

 

Do you have any predictions for the market in 2025?

While it’s impossible to predict with certainty, I anticipate the Sandestin market will remain strong in 2025.
