To get some insight on which Marbella neighborhoods buyers and renters are gravitating to today (and why), we spoke with Leif Orthmann, Managing Partner at The Agency Marbella

Which neighborhoods in Marbella are seeing the most interest from buyers right now? And what’s driving demand? 

Right now, the strongest demand is concentrated in Sierra Blanca, Golden Mile, Nueva Andalucía, Sotogrande, and Benahavís.

Sierra Blanca continues to attract buyers looking for privacy, security, and breathtaking views. It offers the feeling of a gated hillside sanctuary, while still being only a few minutes from Puente Romano Resort and Marbella’s center—the combination of exclusivity and convenience being a huge driver. According to Leif, explore the Ralli Museum, Parque de la Constitución, and Marbella Old Town’s elegant, historic galleries before dining at Michelin-star-rated Dani Garcia Lena.

The Golden Mile remains unmatched in terms of lifestyle. It’s the heartbeat of Marbella, with its mix of five-star resorts, beachfront dining, and direct access to Marbella Club Hotel, the iconic El Grill de Marbella Club, Puente Romano, and the beach. Buyers see it not just as a location, but as a lifestyle statement.

Nueva Andalucía is increasingly popular, particularly among international families and investors. Known as the “Golf Valley,” it offers a concentration of luxury villas, exclusive golf clubs, and a vibrant dining and social scene. Its proximity to Puerto Banús and Marbella’s amenities, combined with a community-oriented atmosphere, makes it especially attractive to buyers seeking both convenience and privacy. Live like a local and get a bite to eat at Astoria or Vovem before exploring the outdoors at Turtle Lake or the fine art of the Nueva Andalucía Art Galleries.

We’re also noticing growing interest from American buyers in Sotogrande. Its exclusivity, sense of security, and coastal California feel seem to resonate strongly with them—it offers private clubs, international schools, and a community-oriented lifestyle that feels familiar. Take in a polo tournament at Santa Maria Polo Club before a meal at the exclusive Cortijo Santa María 1962, or take in the spectacular sea views from Society Clubhouse.

Benahavís is another upcoming hotspot for American buyers. They’re especially drawn to its natural surroundings of mountain trails, rivers, and stunning sea views from the hills, making it feel like a blend of retreat and adventure just outside Marbella.

What types of buyers are gravitating toward these neighborhoods? And what are they looking for?

These areas appeal primarily to international families, high-net-worth individuals, and lifestyle-focused buyers who value space, privacy, security, and luxury villas, but also want to be close to Marbella’s amenities, international schools, and airport. The Golden Mile, in particular, attracts buyers looking for a vibrant, “plug-and-play” lifestyle with beachfront properties, top restaurants, and a lively social scene.

This area draws American buyers and wealthy international families who are drawn to its exclusivity, security, and resort-style lifestyle. They value golf, polo, waterfront access, and nature, combining privacy with high-end leisure activities.

How have buyers’ lifestyle preferences or priorities shifted in the Marbella market over the past year, and how is that reflected in neighborhood popularity?

Buyers are increasingly seeking year-round homes rather than seasonal retreats. There’s a strong demand for properties with larger terraces, home offices, wellness spaces, and private outdoor areas, reflecting a desire to balance work, family, and leisure

Neighborhoods like Sierra Blanca and Sotogrande have gained popularity because they offer villa-style living, privacy, and nature, while the Golden Mile remains a magnet for buyers who want a ready-to-enjoy lifestyle surrounded by services, dining, and social opportunities.

Are there any emerging or lesser-known neighborhoods you believe are on the rise? Why should buyers keep an eye on them?

Benahavís is definitely one to watch. It offers extraordinary value compared to central Marbella, while still being a short drive from the coast. Known for its golf resorts, mountain scenery, and renowned culinary scene, Benahavís is becoming increasingly attractive to both investors and families who want tranquility, stunning sea views, and access to nature, without sacrificing convenience.

The New Golden Mile in Estepona is also gaining attention. This area stretches along the coast west of Marbella and offers modern luxury developments, expansive villas, and beachfront properties at prices often more accessible than Marbella’s traditional Golden Mile. Buyers are drawn to its privacy, contemporary design, and proximity to both Estepona and Marbella, making it an excellent option for those looking for high-end lifestyle living with a slightly more relaxed atmosphere.

La Montua is a very small, affordable neighborhood just over Marbella Old Town. There you have amazing sea and city views and it’s only a 10-minute drive to Marbella Club Hotel and 5 minutes to the Golden Mile. 

What’s your best advice for someone considering a property purchase in Marbella today?

Focus on lifestyle first. Marbella offers a diverse range of properties, from beachside apartments to hillside villas. The “best” home depends on how you want to live here, not just the investment.
