If you’ve been sleeping on Fire Island, it’s time to wake up. Long one of New York’s best-kept secrets, today’s buyers are catching on fast. With limited inventory, uncrowded beaches, and an effortlessly laid-back lifestyle, this barrier island is quickly emerging as the most compelling alternative to the Hamptons.

Located 60 miles from Manhattan, Fire Island is roughly 90 minutes from the city — reachable by LIRR from Penn Station, followed by a short ferry ride across the Great South Bay. No one knows the area better than The Agency Fire Island’s Joanie Woletsky. One of its most active agents, Joanie is backed by over 20 years of experience and $500 million in lifetime sales—plus, she brokers more than 200 island rentals every summer.  Here, she shares which communities are drawing attention and why folks keep coming back, season after season.

What makes Fire Island a compelling buy right now versus other coastal markets, like the Hamptons?

Fire Island’s lifestyle is definitely one of its biggest selling points. It’s incredibly laid-back, no cars, just bikes, people walking, and honestly, a lot of barefoot days. Everything moves at a slower pace, and that’s exactly the appeal. Compared to other coastal markets, it really feels like a private, almost “secret” escape where you can truly unplug.

There’s also a strong sense of community that you don’t always find elsewhere. People know their neighbors, spend time outdoors, and really take advantage of the beach-centered lifestyle. It’s not just a place you go, it’s a place you experience.

Another major draw is the price point. While most homes aren’t under a million, you’re still getting in at a much more approachable level than places like the Hamptons or other high-end coastal markets. For buyers looking for a second home or an investment, it offers a unique opportunity to get into a highly desirable coastal area without the same barrier to entry.

At the end of the day, Fire Island is truly one of a kind, and that’s what makes it such a compelling place to buy.

Fire Island operates without a traditional MLS. How does that shape the buying process, and what advantage does that give experienced local agents?

In recent years, MLS has definitely become more prominent on Fire Island, and we’re seeing a shift from more family-run, local agencies to larger mainland brokerages. That said, it’s still not a fully open market; there are plenty of homes that never make it onto the MLS.

Because of that, the buying process here is a lot more relationship-driven than in typical markets. The Fire Island agent community is small and very connected, so we’re constantly communicating with each other, whether it’s about listings that are about to hit the market, properties that might be available off-market, or deals that are already in motion.

That’s where experienced local agents really have an advantage. It’s not just about what’s publicly listed, it’s about who you know, what you hear early, and being able to get your buyer in front of opportunities before everyone else even knows they exist.

Real estate inventory is limited on Fire Island. How do you support buyers who are struggling to find the right property?

I’ve been working in this market for over 20 years, so I really understand how to navigate the limited inventory. A big part of my approach is getting to know my clients on a personal level, what they think they want, what they actually need, and how they plan to use the home.

From there, I like to physically bring them to a range of properties so they can get a true feel for what’s out there. A lot of times, what someone thinks they want on paper ends up being very different in person. I’ve had plenty of situations where a client walks into a house they were sure they’d hate, and it ends up being the one they fall in love with.

In a market like Fire Island, it’s really about staying patient, keeping an open mind, and making sure you don’t miss the right opportunity when it does come along.

You broker more than 200 rentals every summer — what’s driving that demand? And are renters increasingly converting into buyers?

A lot of demand is driven by repeat clients who come back year after year. Fire Island really is such a special place to vacation; it’s one of those rare spots where you can truly relax. Kids can run to the playground or into town for ice cream on their own, and there’s just a sense of freedom that people don’t get in a lot of other places.

The second you step off the ferry, it feels like you’ve fully switched into vacation mode, and that’s a big part of what keeps people coming back.

In terms of renters converting into buyers, it definitely happens, but what we see more often is people gradually spending more time out here. They might start with a week, then turn that into two weeks, and eventually a full month. Over time, as they fall more in love with the lifestyle, that’s when the conversation about buying usually starts.

Which communities or pockets of Fire Island are buyers gravitating toward right now? And what’s driving interest in those areas?

One of the biggest areas we’re seeing buyers gravitate toward right now is central Fire Island specifically Ocean Beach, Seaview, and Ocean Bay Park. Each of these communities offers something a little different, which is why they appeal to such a wide range of buyers.

Ocean Beach tends to draw people who want more of a “town” feel. It has markets, restaurants, shops, and ice cream spots, so there’s always something going on. Seaview is really attractive for buyers looking for a quieter, more residential feel, with amenities like a tennis court, bay beach, and playground exclusive to the community.

Ocean Bay Park, on the other hand, really captures that classic, laid-back Fire Island vibe. It’s a little more low-key, with a couple of great restaurants and a market, and it appeals to buyers who want something relaxed but still social.

Another big factor is that all three of these communities are within walking distance of each other, so buyers feel like they’re getting the best of everything— access to activities, different atmospheres, and that slower-paced beach lifestyle, all in one place.

Are there any lesser-known parts of the island that you think buyers should pay attention to now? 

It really depends on what someone is looking for, which is why Fire Island is so unique. There isn’t just one “up-and-coming” area; it’s more about matching the right person to the right community.

For example, if I have a client who wants something more private and quiet, I might suggest checking out Lonelyville. It offers a much more secluded, peaceful feel. On the other hand, if someone is looking to be in the middle of the action with easy access to restaurants, shops, and a social scene, Ocean Beach is usually a great fit.
